Dear All I have sent an e-mail to Mr S Cloobeck Chairman Of Diamond Resorts the e-mail read as follows -
Dear Sir,
I am a fixed weeks owner at RSBC Tenerife. I run a website to help owners rent/sell thier timeshire free of charg, as you may know with the financial situation at this moment in time fixed weeks owners will find it hard to pay thier forthcoming management fees. As you know the pound is not very good against the euro. I expect substancial fees this year, i have come up with an idea that may help ie. weeks owners, points owners and last but not least Diamond Resorts.
My proposal is that any fixed week owner who cannot pay thier management fees, Diamond Resorts would offer to pay thier managment fees for this financial year ONLY. In return Diamond Resorts will be able to rent these weeks out to points members. As you know RSBC with Diamond Resorts members is a much sort after resort. In my opinion this would help Diamond Resorts and points owners and fixed weeks owners. This may also help Diamond Resorts as a more friendly and helpful company.
I would appriciate your feedback on this proposal

Looking at the other RSBC web site somebody has posted on there they are expecting management fees to rise by 20% this year making a standard one bed about £450, which to me is extorniate, expecially when you take into account the cost of flights and the weak pound against the euro. You could probably get a flight and accommodation somewhere else in Tenerife for that price. I can see RSBC being extremely quiet this year!

Spoke to a friend of mine who is a owner ar RSBC about the ad on the sunset website, according to him he spoke to Ian Brown before he resigned and he reckoned the management fees would propably go up by 5% this year, which is acceptable, but if you read between the lines of this ad from the lady by the name of Wendy she seems to be quoting figures which she may have got from Mr Gillam, If any friends of Mr Gillam read this i am not saying that the management fees will increase by 20%or 5% i am just stating what other people have said. No way am gossiping like an old woman!. One last thing if the management fees are increased by 20% this year, then the committee need to be brought to task. Instead of wasting £50,000 on metal sunbeds which in this financial climate we do not need. All we needed to do was replace the broken ones for now Eric

Totally agree about the sunbeds, waste of money in the current economic climate, guess we will have to wait and see what the fees are when the bills drop through our letterboxes in a couple of months.

We should put all the refurbishments on Hold at the moment till the economic climate gets better,i do not see anybody complaining how much it costs per appartment to update them,maybe everyone is happy to pay the extra for added comfort.
There shouild be no wage rise for the staff this year and the sinking fund should be used for any fee increase,also i disagree that 5% is acceptable i have had my wage rise frozen this year.
The most the fees should go up is 1% as per interest rate,have you forgot we got 18% last year.
If they rise above 5% this year i wll get rid of my appartments in October,you are better off geting a package holiday.

I doubt you would be able to give your apartments away at the moment, there are just so many for sale at really low prices, no doubt due to the credit crunch, people being disillusioned with the huge increase in management fees last year and the rise in flight prices in recent years.
Personally I don't see the need to refurbish all apartments at the current time.

I have just sold my week in May at a give away price,cannot believe some people are after £1500 to sell their apartments.
PS:Eric i had a phone call from Diamond today to say that the transfer fee was £200 not £290.
I made 3 calls to clarify this with Diamond and they told me on all 3 occasions that it was £290,bloody useless company.

Can't even give my May week away, so therefore will not be paying my management fees Diamond are useless and things have gone downhill fast since they took over.

Dear All it's not diamond that set the management fees It's the committee at royal sunset members club in 2008 the management fees went up by 18.62 % and now there is a possiblity of a 20% increase. Is it time for new Committee Eric

Don't really care now who sets the management fees, they are much to high, hence everybody body trying to sell their weeks. Bet I wont be the only one not to pay their fees.

I think the rule is, if you do not pay your fees,after a year Diamond Resorts reposess the week at no cost to the owner.
I might do this next year for my October weeks.

Dear Dave, As far as the rule goes if you do not pay your management fees after a certain length of time you will then forfit your week and the committee will reposess your week and then sell all the repossed weeks to Diamond Resorts for the outstanding management fees. This is how it was done with Sunterra. It is a way for Sunterra ie.e Diamond Resorts to get more weeks at cheap prices Eric

Another thing, I agree with Sue, Diamond are pretty useless compared to Sunterra, whenever I've had to ring them up they don't have a clue!

I lost my buyer because Diamond did not send me my re-sale pack and to this day I'm still waiting. They don't have a clue when you contact them. So the easy option because you can't even give your week away, is to not pay the management fees and lose out as usual.

Diamond Resorts have not got a clue I don't now what a re-sale pack is; I have never heard of one. If you are seling your timeshare and have a buyer. (1) You agree a price and who payes the transfer fee .(2) The buyer checks that the management fees are up to date. (3) The buyer then sends you a cheque i.e £2,000.00. (4) You sign the deeds and send the to deeds for him to sign he then sends the deeds and the cheque for £200.00 to Diamond Resorts .Send all the documents 1st class recorded next day delivery. Diamond Resorts will send out a questionnaire. This needs to be completed and returned to Diamond, the new owner will then receive their deeds. All this is done on trust. I have sold 34 weeks for owners and i have never heard of a re-sale pack Eric

Eric We have requested a resale pack too. We have requested one 5 times since 13th Jan, and are still waiting to receive it. Each time we have rung they have apologised and assured us that they will make sure a pack will be in the post that day. Will call them again today. Makes you wonder if this is a deliberate ploy by the management company!

Owner weeks42\43 at Royal Sunset Beach Club. After reading comments on the Diamond Resorts site it seems that the Maintenance Accounts have been sent out - is this correct? as to date I have not received mine, this happened a couple of years ago and dispite many calls to the office I never received one. What is happening with this company?

No the budget meeting is not till early March at the resort you should get them mid April if you are Lucky.
I also own the same weeks you might know me, Dave and we go round with Alan Goodall the old Git.

E-Mail from Neil Jennings 2009/2010 fees are still being discussed with DRI currently & should be finalised sometime this/next week, then sent out to the members. Eric
